How to read these figures
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not only those that sold, so it moves slowly. It is the best single answer to “what is a typical Charlotte home worth.”
Median sale price is the middle price of homes that sold that month. It moves around more: Zillow’s Charlotte figure was $375,000 in January 2026 and $443,000 in May 2026. Read the trend over several months, not one.
Days to pending counts the days from listing to an accepted offer. Charlotte’s figure fell as low as 15 days in March 2026 and rose to 35 in July before settling at 30 in August.
The FHFA House Price Index tracks repeat sales of the same homes with mortgages backed by Fannie Mae and Freddie Mac. FHFA does not publish an index for Charlotte alone; the closest is the Charlotte-Concord-Gastonia metro area, which crosses into South Carolina. Its index rose 1.45% in the year to the second quarter of 2026. Because it counts only homes that sold twice, it can rise while Zillow’s broader estimate slips. The index measures change, not price.

The Census Bureau’s American Community Survey 2020-2024 five-year estimates put the median value of owner-occupied homes in Charlotte at $385,700. That survey asks owners what they think their home is worth and covers 2020 to 2024, so it runs below current market figures. More Census figures are in our Charlotte population guide.
